NEBRASKA BUILDING PERMITS

Nebraska Online Building Permit Guide

Before any residential or commercial construction project in Nebraska is started, it is important that the proper documentation is submitted and approved to receive a building permit.

The Nebraska Planning & Development Department reviews all the documentation and sends an ePermit that offers permission to begin the construction project.

The Electronic Building Permit Process in Nebraska

The PPD Online includes the tools and information required to prepare, organize and submit an online building permit application.

Similar to traditional building permits in Nebraska, all projects must include the pertinent information for the construction, new build or renovation. This must be accompanied by the drawings and supplemental documents from architects, engineers and contractors working on the project.

Once all the data has been compiled, the application can be submitted, where it will then be reviewed by the State planners for either plan correction or approval.

Nebraska ePermit Submission Guidelines

To ensure compliance with the online portal and to assist the council in a swift decision, there are a number of guidelines that must be followed when submitting the application.

Cover Sheet Stamping Area

The cover sheet must have a 4”x4” clear area in the lower right quadrant of the sheet for the State of Nebraska electronic approval stamp. All other sheets will be stamped in the perimeter border area.

Plan Sheet File Format Standards:

Plans must be submitted in a searchable vector PDF format (non-scanned) or as a DWF file. Each plan sheet must be uploaded as a single file. Files must be landscape orientation, monochrome with white background and print ready. DWF files must be AutoCAD version 2015 or lower and cannot be 3D.

If the documents are not submitted in the correct style and format, then it will result in the application being denied, delaying the start of the project.

Remote Video Inspections in Nebraska

The new Remote Video Inspection program allows residents to have certain residential construction inspected at a pre-scheduled time via live video chat. As the inspector can inspect your work via video feed from a centralized computer, these inspections can be done using just a smartphone to send a live feed.

Permits in Nebraska Eligible for Video Inspections

There are a number of ePermits that can be obtained in Nebraska using the video inspection process, including:

  • Main breaker “de-rate” for photovoltaic (solar) panel installations
  • Electrical service upgrades (up to 200 AMP)
  • Electric meter socket replacement
  • Minor electrical work
  • Water heater replacement
  • Minor plumbing work
  • Plumbing, Repipe 1 Bathroom
  • Plumbing, Repipe 2 Bathrooms
  • Plumbing, Repipe 3+ Bathrooms
  • Repair/replace gas line
