Summary:
From the initial project concept, SFP assisted the developer and design team with all aspects of the required Entitlements and Permits. Strategy included a phased Building-permit approach to allow for significant field work to begin ahead of initial estimates.
Project Description:

This is an 8-story mixed-use, residential, parking garage, assembly pool deck, storage occupancies, speculative retail/restaurant including the following:

1. Building construction is concrete on the first and second levels including the floor separation between the 2nd and third levels.  Construction on levels 3 and up is load-bearing steel studs walls with composite steel decks filled with concrete. Stairway and hoistway enclosures are concrete.

2. This building contains 115 dwelling units.  

3. First floor includes the lobby, one speculative retail/restaurant, parking garage, fire pump room, generator room and ramp to the second level parking garage.

4. Second floor is a mixed-use enclosed parking garage and residential dwelling units.

5. Third floor includes a residential dwelling units, indoor amenity space, exterior pool and pool deck.

6. Fourth floor to the eighth-floor residential dwelling units.

7. Roof has a common decks served by two stairway enclosures, the elevator hoistway and the elevator lobby extending above the roof.
